Affordable Rental Flats for Small Gatherings in Islamabad

Look.

This one passenger. Young guy. Maybe 22. He sits in my car. F-10 to some place.

He says: “Bhai, koi flat hai? Friends ke saath. Private party. No hotel. No restaurant.”

I said: “Kyun? Ghar nahi hai?”

He said: “Family hai. Parents. Choti siblings. Cannot.”

I get it.

So I started asking. Other passengers. Friends. Even some hosts I drove.

Here is what I found. Messy. Not complete. But real.

First Thing: These Flats Exist

You want a flat. E-11. F-11. F-10. For one night. For party.

You go on OLX. Type “flat for party Islamabad” “short term rental” “daily basis apartment.”

Ads come. Photos. Fake nice. Prices. Sometime 16,000. Sometime 19,000. Sometime more.

You call. You book. You pay cash. No receipt.

That is it.

But Here Is The Problem

Yaar.

Not all flats are same. Not all hosts are same.

Some buildings are full of families. One loud song. Police. Kicked out. Money gone.

Some buildings nobody cares. You can do anything. But those buildings? Also no security. Anyone can walk in.

One passenger told me: “Bhai, F-11 mein flat liya. 2 bajay raat ko kisi ne darwaza kharkharaya. Darr lag gaya.”

So.

Prices (From Passengers, Not OLX)

F-11. One passenger paid 16,500. 2 bedroom. Decorated nicely. He said worth it.

F-10. Another. 19,000. Bigger. Better area. But parking? Bhai. Parking. 8 PM to midnight? Forget.

E-11. Cheapest. But he said area feels weird. Abandoned buildings near. Not safe for girls group.

What is included? AC. Maybe. Some ACs old. Some not working. Check pahle se.

Electricity? Some hosts say “free.” Then charge extra after. “Bhai, units zyada lag gaye.” Happened to a passenger. He paid 2,000 extra.

Damage deposit. Some ask 5,000. Refundable? Ha. Agar host honest hai. Agar nahi? Goodbye 5,000.

One passenger lost deposit. Host said “AC kharab kiya.” AC was already kharab. No proof. Money gone.

E-11: Cheap But Risky

E-11 is near the hills. Some buildings new. Some old. Some empty.

I drove a passenger there once. 11 PM. Building had lights. But no guard. Gate open.

He said: “Bhai, theek hai?”

I said: “Mujhe nahi pata. Aap ja rahe ho.”

He went inside. I left. Next day he called. “Bhai, party theek rahi. But raat mein kisi ne lock check kiya. Darr lag gaya.”

So.

F-11: The Most Common

This is where most bookings happen. F-11/1, F-11/2, F-11/3. Different buildings.

Some buildings have families. Some buildings have all party flats. You can tell. Lots of chai cups outside elevator. Noise late night.

Problem? Elevator small. Slow. Neighbors give you looks. “Inho ne phir party karni hai.” Awkward.

But police less in F-11. I haven’t heard of busts there. Yet.

F-10: Expensive But “Safe”

Safe in quotes. Not actually safe. Just less risk.

F-10 is full of restaurants. Coffee shops. Families walking at night.

If you party loud in F-10? Someone will call.

But if you keep quiet? Low music. Few people. Out by midnight? Fine.

One passenger booked F-10 flat. 5 friends. Chai. Dinner. Movie. No one complained.

He said: “Bhai, worth it tha.”

Airbnb vs Secret Flats (The Real Difference)

I looked this up. Because passengers asked.

Airbnb bans parties now. 2020 se. After that big shooting in California house party. So they say: “No parties at any listings. Ever.”

If Airbnb finds out? Account suspended. Money gone.

But secret flats? No rules. No paper. No protection.

So. Choose.

Safety Tips (From Passengers Who Learned Hard Way)

Tip 1: Go during day first.

Book before night. Check building. Is guard there? Gate lock? Cameras?

One passenger booked F-11. Reached at 10 PM. Building dark. Gate broken. He said “Nahi. Cancel.” Host kept deposit. But he felt safe.

Tip 2: Ask about neighbors.

Call host. Ask: “Family building hai ya rental?” If family? Be quiet. If rental? More okay.

Tip 3: Take photos.

Before party. Of everything. AC. Walls. Floor. Toilet.

After party. Take photos again. If host says “you broke this” — you have proof.

Tip 4: Deposit? Negotiate.

Some hosts ask 5,000. Say “2,000 de do. Baki kal check karein.” Some agree. Some don’t. Try.

Tip 5: Keep music low after 11 PM.

This is not request. This is rule. In all Islamabad. Police enforce.

Passenger in E-11. 1 AM. Loud music. Police came. Party ended. Host said “No refund.” He lost 16,000.

Real Passenger Stories

Story 1: The Birthday Fail

Boy. 25th birthday. Booked F-11. Invited 15. By 11 PM became 30.

Neighbors called police. Host came. Kicked everyone out. No refund.

Boy called me next day. “Bhai, 16 hazar gaye. Cake bhi nahi kata.”

I said: “Kya karein. Seekho.”

Story 2: The Quiet Night

Girls group. 5 friends. Booked F-10. 8 PM to 12 AM. Chai. Food. Movie. Low volume.

No problem. Deposit returned. They called me to pick up. Happy.

Story 3: The Deposit Thief

E-11. Guy paid 5,000 deposit. AC already weak. After party, host said “AC kharab kar diya.” Demanded 3,000 extra.

Guy refused. Host kept deposit. No AC kharab. No proof. Money gone.

He messaged me: “Mohsin bhai, aisa ho sakta hai?”

I said: “Haan. Isliye photos lo pehle.”

FAQ (Real Questions Passengers Ask)

Q: Cheapest area?

A: E-11. But risky. F-11 medium. F-10 expensive.

Q: One night only?

A: Yes. OLX ads all say “per day/daily basis.”

Q: Alcohol allowed?

A: Legally no. Practically people do. If police come? Your problem. Not mine.

Q: Food? Can bring?

A: Yes. Some flats have kitchen. Cook yourself. Order food. No one stops.

Q: What if something breaks?

A: Host charges you. No insurance. No guarantee. Bring honest friends.

Q: Best time for party?

A: Weekdays. Less neighbors. Less complaints. Weekends? Full buildings. More risk.

Q: Is Airbnb safer?

A: For you? Yes. For party? No. Airbnb bans parties. Secret flats for parties. But no protection.

Q: Can girls book alone?

A: Yes. But choose safe area. Avoid E-11. Go F-10. Check building first.

What I Think (Just My Opinion)

Yaar.

People want private space. I get it. Hotels expensive. Restaurants not for groups.

But secret flats? Risky.

Some hosts are honest. Some are not. Some buildings safe. Some not.

• Friends limit karo
